Two locally-owned ACE Hardware stores — part of the largest retailer-owned hardware cooperative in the industry — have served Hollister and Morgan Hill for years, committed to being 'the Helpful Place' with knowledgeable advice, helpful service, and quality products.
Objectives
ACE Hardware Morgan Hill wanted to reduce operating costs across both the Hollister and Morgan Hill stores. They needed the roofs evaluated as part of the solar project and required a single partner who understood both roofing and solar so the two systems could be designed and financed as one cohesive investment.
Challenges
The roofs at both ACE locations were carefully evaluated and determined to be in too poor condition to support solar long-term. Because both projects were financed, Simmitri needed a financing structure strong enough to keep solar and roofing cash-flow positive together. Electric bills were also abnormally high for the size of the operations, so the equipment driving that load had to be pinpointed and addressed.
Solution Delivered
A roofing-first solar plan plus HVAC modernization for stronger ROI.
Simmitri delivered a custom feasibility study with short- and long-term financials for multiple roof and solar options. We discovered the HVAC units were past their rated life and highly inefficient — modeling new HVAC let us right-size the solar system and free up budget to replace the units, boosting ACE's overall ROI. Ultimately we installed a 20-year silicone coating system at Morgan Hill and a 25-year TPO system at Hollister, then deployed an elevated solar racking system that allows future roof maintenance without removing the array — protecting decades of savings.
